Welcome to Forge OS

Forge OS is an AI-powered housing readiness and discovery platform that helps users prepare for homeownership and renting through education, affordability modeling, and map discovery of partner-provided and demo inventory. By creating an account or otherwise using Forge OS (the "Service"), you ("you", "User") agree to the terms below.

1. Acceptance of Terms

These Terms of Service form a binding agreement between you and the operator of Forge OS (the "Operator"). If you do not agree to any portion of these terms, you must not access or use the Service. Continued use after changes constitutes acceptance of the revised terms.

2. What We Provide

Housing education, glossaries, and step-by-step readiness guidance
Affordability and DTI calculators (estimation tools)
Map discovery of partner-attested listings and temporary demo inventory (real places; not live offers unless a partner says so)
AI assistant for housing-related questions
Goal-tracking and milestone tooling
Support ticket system

3. What We Are Not

Forge OS is not and does not hold itself out as:

A licensed real estate broker, agent, salesperson, or referral service
A mortgage lender, mortgage broker, loan originator, or correspondent lender
An MLS, IDX provider, listing syndication network, or listing aggregator partner
A government agency, HUD office, or housing authority
A law firm, financial planner, CPA, tax advisor, or investment adviser
A credit bureau, credit-reporting agency, or scoring authority
An insurance carrier, agent, or producer

4. Consumer vs. Partner Paths

Member Path (Spark · Rise · Vault) is for individual users seeking housing readiness tools and listings. Basic discovery remains accessible without selling your personal data or showing third-party display ads.

Partner Path is optional supply-side monetization for property managers, agents, lenders, and employer housing programs. Partners may subscribe for qualified referral reach, scam-filtered traffic, and aggregated metro analytics. Partners pay for reach; consumer renters are not charged for ad exposure, and we do not sell renter profiles to partners or advertisers.

5. Account & Eligibility

You must be at least 18 years old (or the age of majority in your jurisdiction)
You are responsible for the accuracy of information you provide
You are responsible for safeguarding your password and account credentials
One person per account; do not share login credentials
